Who We Are

Michelle O’Shea and Co are a firm of Licensed Conveyancers based in Nottingham.

The Company was set up in September 1995 by Michelle O’Shea who was the sole Director of the Company until 2nd October 2023. Michelle O’Shea continues to remain a Director alongside Adam Gilbert, Solicitor, who is now the Managing Director of the Company.  Michelle O’Shea has been employed in the conveyancing field since 1983 and qualified as a Legal Executive in 1992 and as a Licensed Conveyancer in 1994. During most of her employed career she was employed by two different house building companies in their legal departments and is therefore very experienced in new housing conveyancing. In fact, upon setting up in practice she managed to retain the instructions of the company she was working for at that time in respect of new house sales and continued to work for that company until it recently went into receivership.

Michelle O’Shea is a member of the Society of Licensed Conveyancers, which is a body which promotes the interests of Licensed Conveyancers.

We are currently a team of 8 comprising of 5 conveyancers and 3 assistants/secretaries and offer a friendly and quality service at a competitive price. We are not the cheapest firm offering conveyancing services but we feel that the service that we provide is more important than price alone. The support provided by our team ensures that you should always be able to speak to someone who knows about your case. As Licensed Conveyancers, we only deal with property transactions and therefore regard ourselves as specialist property lawyers. We are confident that, should you decide to instruct us to act on your behalf, you will not be disappointed with the service that you receive. We currently use a case management system and update software called Intouch which allows us to keep you and any estate agent or mortgage advisor updated by automated email at various key stages of a transaction. You are also able to log in to your case to view it to obtain an update.

Whilst our official opening hours are Monday-Friday 9.00 a.m. to 1.00 p.m. and 2.00 p.m. to 5.00 p.m, we can offer appointments out of office hours. Where possible, we ensure that all documents that are required to be signed are signed in one visit, thus causing as little inconvenience as possible to our clients. Our offices are modern and fully computerised. We have a 24-hour answering machine.

We can provide written estimates of legal costs and disbursements giving a complete breakdown of the total charges involved in any particular transaction. Should you wish us to act for you on a conveyancing related transaction which is not your typical sale, purchase, transfer or re-mortgage then we may not be able to provide an estimate of our anticipated charges but instead would charge based on a time spent method. Our hourly charging rate starts at £200.00 plus vat per hour for our unqualified fee earners but increases for our qualified fee earners based on their expertise.
