Remortgaging Your Property

If you are considering changing your mortgage to another mortgage lender, we can carry out the conveyancing transaction for you.

You may be wondering what it is exactly that we do when acting on a re-mortgage of a property. To assist, a brief outline of a typical transaction is set out below.

WHAT WE DO

1. If the title is currently obtain the title deeds to the property and (if title is registered at the Land Registry) obtain Official Copy entries from the Land Registry.

2. Check the title to the property to ensure this is in order.

3. Carry out a Local Authority Search, Drainage Search and if applicable a Mining Search, to check on various matters including planning, road and sewer liability, road proposals, any outstanding Local Authority notices, etc.

4. Check that the new mortgage offer is in order.

5. Report in writing to the client to advise of all relevant matters and obtain the clients’ signature to the Mortgage Deed and agree a convenient date for completion of the new mortgage.

6. Obtain a repayment figure from the existing mortgage lender.

7. Carry out all final searches in respect of the property.

8. Submit a certificate of title to the lender on the title to the property and request release of the mortgage advance. Once this is received we repay the existing mortgage.

9. Register the new mortgage at the Land Registry and once registered forward the relevant documents to the mortgage lender or client for safe keeping.
